§ 16.20.100. Construction and development signs.

    Construction and Development Signs. Construction and/or development signs shall be allowed in all new developments provided they meet the following restrictions:

    1.

    Real Estate Signs. Signs advertising the sale, lease or rent of the lots within the development upon which the sign is located shall not exceed thirty-two square feet in area. Such sign shall not be erected more than thirty days prior to start of development and must be removed upon sale of the final lot.

    2.

    Construction Signs. Signs when placed upon a lot where work is under development shall not exceed eight square feet in area, provided that such signs shall not be erected more than thirty days prior to start of development. Such signs shall be confined to the site of development and shall be removed immediately upon completion.

    3.

    Development Identification Signs. Development and multifamily complex identity signs shall follow these requirements:

    a.

    Only one sign is erected at each primary entrance to the development or complex.

    b.

    If there is more than one primary entrance, the separation between signs along the perimeter of the complex shall be at least two hundred feet.

    c.

    The sign area on an individual sign does not exceed fifty square feet.

    d.

    The sign contains only the name of the development or complex and appropriate logo.

    e.

    The sign is located outside the "sight triangle" and shall not obstruct vehicle, bicycle, or pedestrian traffic.

    f.

    The sign has a landscaped base.

    g.

    The sign conforms with the city's sign ordinance.

    B.

    Maintenance. All signs must be maintained on a semi-annual basis. Maintenance should include, general repairs, painting, and stability measures. The area around the sign must be properly mowed and landscaped. If any sign is found to be in disrepair for a period exceeding thirty days, it shall be removed at the owner's expense.
