§ 16.25.040. Building setback lines.

  • The following building setback lines are provided in Title 17 and should be referred to for more specific requirements. All lots must meet the minimum parking requirements for dwellings or units as set in Title 17.

    A.

    District 1 — One Family Residential District: Lots for single-family dwellings shall be ten thousand square feet and eighty feet wide. Front yard setback shall be one-half of the right-of-way, side yards shall be ten feet and rear yards twenty-five feet.

    B.

    District 2 — Two Family Residential District: Lots for two-family dwellings shall be ten thousand square feet and eighty feet wide. Front yard setback shall be one-half of the right-of-way, side yards shall be ten feet and rear yards twenty-five feet.

    C.

    District 3 — Multi-Family Residential District: Lots in a multi-family residential district shall conform to the table below but must be a minimum of ten thousand square feet and one hundred feet wide. Lots for multi-family dwellings shall be based on the number of bedrooms:

    4 bedrooms LOTS: 4,500 sq. ft. per dwelling unit 120 feet wide
    3 bedrooms LOTS: 3,500 sq. ft. per dwelling unit 120 feet wide
    2 bedrooms LOTS: 3,000 sq. ft. per dwelling unit 100 feet wide
    1 bedroom and efficiency units LOTS: 2,500 sq. ft. per dwelling unit 100 feet wide

     

    Each lot shall have a front yard set back of one-half the right-of-way. Side yards shall be ten feet and rear yards twenty-five feet.

    D.

    District 4 — Rural Residential District: Lots in rural residential districts shall be no less than one acre and a width at the established building line of at least one hundred twenty-five feet. Front yard setback shall be one-half of the right-of-way, side yards shall be twenty feet and rear yards seventy-five feet.

    E.

    District 5 — Limited Office Zoning District: Lots in Limited Office zoning districts shall be ten thousand square feet and eighty feet wide. Front yard setbacks shall be one-half of the right-of-way, side yards shall be ten feet and rear yards twenty-five feet.

    F.

    District 6 — Commercial Retail Zoning District: Lots in Commercial Retain zoning districts shall be eight thousand square feet and sixty feet wide. Front yard setbacks shall be one-half of the right-of-way, side yards shall be ten feet and rear yards fifteen feet.

    G.

    District 7 — Commercial General Zoning District: Lots in Commercial General zoning districts shall be ten thousand square feet and eighty feet wide. Front yard setbacks shall be one-half of the right-of-way, side yards shall be ten feet and rear yards twenty-five feet.

    H.

    District 8 — River Commercial Zoning District: Lots in River Commercial zoning districts shall be ten thousand square feet and eighty feet wide. Front yard setbacks shall be one-half of the right-of-way, side yards shall be ten feet and no rear yards shall be required, except the city may require a recreation path.

    I.

    District 9 — Light Industrial Zoning District: Lots in Light Industrial zoning districts shall be fifteen thousand square feet and one hundred feet wide. Front yard setbacks shall be one-half of the right-of-way, side yards shall be forty feet and rear yards shall be forty feet. If the adjacent property is another Industrial district, the forty feet setback shall be reduced to twenty-five feet.

    J.

    District 10 — Heavy Industrial Zoning District: Lots in Heavy Industrial zoning districts shall be twenty-five thousand square feet and one hundred fifty feet wide. Front yard setbacks shall be one-half of the right-of-way, side yards and rear yards shall be forty feet each. If the adjacent property is another industrial district, the forty feet setback shall be reduced to twenty-five feet.
